A Talk with Beau Eckstein About the San Francisco Bay Area Real Estate Market

We had the awesome opportunity to sit down on a Google Hangout with real estate investor, private money lender, and house flipping expert Beau Eckstein. He told us all sorts of great stuff about the San Francisco Bay Area real estate market. Beau and his company, LHJS Investments, are private money lenders specializing in Bay Area real estate.

Beau was recently featured on the HGTV series, “Flip It to Win It” where teams of two bought fixer uppers in the San Francisco Bay Area, rehabbed them, and then flipped them.

Mr Eckstein has extensive “on the ground” experience flipping houses, arranging no-money-down deals, and rehabbing houses.

In this interview, Beau talks about how he got started in real estate 16 years ago as a telemarketer for a mortgage company. After just a couple of months, Beau got his real estate license, working in various capacities, ranging from real estate sales, development, commercial loans, and house flips.

He’s invested in real estate in various locations, but his sweet spot in the San Francisco Bay Area.

He tells a cautionary tale about how fast this market recovered after the previous peak in 2006-2007. He’s seeing slowing growth, but believes that it’s a general slowdown, not anything like the mortgage meltdown we had 6-7 years ago.

Beau sees “slow and steady” real estate appreciation in the Bay Area for the time being.

He also talked about his private money (aka, “hard money”) company, the loans it offers, and the niche areas it specializes in. Specifically, LHJS Investments specializes in second deeds of trust, construction and renovation loans, and special opportunities. He says they’re “opportunistic lenders.”

One of the more interesting advantages Beau and his company offers is loans based off the future value of the property; most lenders base their loans off the as-is price. You can really leverage these loans in a big way.

Beau then talked about how he finds properties with potential. He primarily uses “bird doggers” but also uses the MLS and direct mail. But there are many ways to find good deals.

One very effective way to find good deals in the San Francisco Bay Area is to attend local real estate investor meetups – there are always people there who have properties available.
